Carlsbad loft conversion and whole-home remodel
It started with a water-damaged floor and an active leak. It ended with about 300 square feet of new loft space, a rebuilt staircase, and a new kitchen, laundry room and guest bath. Completed 2025.

CARLSBAD
Remodeling contractor for Carlsbad homes
Model Home, Inc. remodels bathrooms, kitchens and whole homes in Carlsbad. We have been a licensed general contractor since 2009 (CSLB #927826), so one company plans the project, handles the permits and inspections, and builds it.
We come to you: estimates are free, at your home in Carlsbad or at our showroom in San Marcos, 1070 Commerce St, Suite F, where you choose tile, vanities, cabinets, countertops and flooring. Below are our two Carlsbad projects, what a remodel here involves, and how the City of Carlsbad's permit process starts.

Carlsbad bathrooms
A Carlsbad bathroom remodel with Model Home covers the whole room: tile, the vanity and countertop, faucets, flooring, trim and paint, supplied and installed by one contractor who plans the order of work.
On Gold Flower Rd, the guest bathroom was part of a whole-home remodel. A plain white room with a vessel sink became a bath with floral wallpaper, dark wainscot paneling and a marble-topped wood vanity. On Grand Ave the bathroom work was smaller: new wallpaper, done alongside a kitchen cabinet refresh.
For costs, walk-in showers, tub-to-shower conversions and when a bathroom needs a permit, see our bathroom remodeling page. You can compare tile, vanities and faucets at the showroom.

Carlsbad kitchens
We remodel Carlsbad kitchens from the design and permits through cabinets, countertops and the finished room. Our two Carlsbad kitchens show the range: a new kitchen on Gold Flower Rd and a cabinet refresh on Grand Ave.
What does a kitchen remodel cost in Carlsbad? It follows the scope: whether the layout changes, how much plumbing and electrical moves, the cabinet line (custom, semi-custom or RTA) and the countertops. Estimates are free: send photos and rough measurements and we'll talk through the options with you. See kitchen remodeling for how a project runs.

Whole homes and additions
Gold Flower Rd is our largest Carlsbad project: about 300 square feet of new living space framed over a double-height room, a rebuilt staircase, and a remodeled downstairs with a new kitchen, laundry room and guest bathroom.
We also build ADUs (accessory dwelling units) in Carlsbad, from the plans and permits through construction. Like an addition, an ADU goes through the City of Carlsbad's permit process; see Carlsbad building permits below.
We can supply and install flooring and cabinetry as part of your Carlsbad remodel, from vinyl plank and hardwood to tile and carpet, and kitchen and bath cabinets, all chosen at our San Marcos showroom. See home remodeling and additions for the full list.

We worked with a design team on the architectural and structural plans.
We pulled every permit the city required and handled the inspections.
The loft needed new footings poured in the home's post-tension slab.
About a year, against the seven months we planned.

Choosing a contractor
A remodel that involves more than one trade needs someone to plan the order of work, handle the permits and answer for the result. Model Home, Inc. has held California contractor license #927826 (B - General Building) since 2009.
We supply and install the tile, cabinets, countertops and flooring and schedule the other trades, so you deal with one company.
Look up any contractor on the CSLB website. Ours is #927826, with a $25,000 contractor's bond on file.
Your proposal should say what is included, which permits are expected and who handles them, before work starts.
Carlsbad permits
Start by describing the work to the City of Carlsbad. The city says the size, scope and location of a project decide which permits it needs: a small home improvement may need only one permit, while a large project can need several.
We handled the city permits and inspections for the Gold Flower Rd remodel. For your project we can talk through what the work involves, but the city decides which permits apply to your property. Checked against the City of Carlsbad's Getting Started and Permitting Process pages on November 3, 2026.
The city asks homeowners to check in with development review staff at the Faraday Center, 1635 Faraday Ave., before a building or remodeling project: 442-339-2719 or building@carlsbadca.gov.
Each permit request needs an application form, the required plans and documents, and the permit fees.
Staff check the package for completeness and city codes. Minor permits can be issued over the counter. Major permits go to other city departments for review, and incomplete packages come back for correction.
Most projects need city inspections, listed on the permit. Some permits are issued at a preconstruction meeting with the project inspector on site.
Special areas
Some Carlsbad projects need more than a building permit. The city says projects in or next to specially designated areas, including the coastal zone, may need supplemental permits.
The city's list of designated areas includes the coastal zone, the redevelopment area, the airport influence area, scenic corridors, special overlay zones and habitat management plan areas. Not every Carlsbad home is in one of them, and whether a remodel needs an extra approval depends on the parcel and the work. Confirm both with city staff before plans are final. The city also offers a preliminary review for feedback before a formal application for land use permits.
If your home is in a homeowners association, its review is separate from the city's. Ask the HOA what it needs before work is scheduled.
Existing conditions
What turns up in the house. On Gold Flower Rd, a request to refinish a floor uncovered an active leak, an insurance claim and a much larger project.
The new owners had had the keys for three days and wanted their solid Brazilian cherry floors refinished. The floor still looked wet, the baseboards were swollen and a door jamb had swollen in two days. Owner Dustin Roller's moisture readings were very high, and the leak detection company he works with found an active leak. Insurance approved new floors and a new kitchen.
Adding the loft then meant pouring new footings in the post-tension slab, one reason the project took about a year instead of seven months. That is one house, not a rule for Carlsbad homes. It is a reason to leave room in a plan for what demolition and inspection uncover. Read the whole story on the Gold Flower Rd project page.

Getting started
Begin with what isn't working and what has to stay. A few photos, rough measurements and a short list of problems tell us more than a folder of inspiration pictures.
Get a Free EstimateEvery wall of the room, plus one wide shot from the entrance.
Room size, ceiling height, and the fixtures or appliances you plan to keep.
Not enough storage, a tight walkway, a worn shower, a floor that's failing.
Relocating a sink, toilet or wall adds trades and usually a permit. Keeping the layout keeps the project smaller.
