SAN MARCOS
Remodeling contractor with a San Marcos showroom
Model Home, Inc. remodels bathrooms, kitchens and whole homes in San Marcos, from our flooring and cabinetry showroom at 1070 Commerce St, Suite F. Owner Dustin Roller leads the licensed general contracting business (CSLB #927826, licensed since 2009), and you choose your materials a short drive from home.
Below: what we remodel here, how to plan the work, which agency handles permits for your address, and a nearby project. Before choosing finishes, decide what you want to keep, what needs to move, and who issues the permit. Those decisions shape the job more than a collection of inspiration photos.

San Marcos bathrooms
We remodel San Marcos bathrooms with materials you can see first: the tile, vanities, faucets and flooring are on display at our Commerce St showroom, and we install them ourselves.
Most bathroom remodels bring several trades into one small room, so one contractor plans the order of work from demolition to trim and paint. The nearest example is our Lake San Marcos remodel, where the bathrooms gained new vanities, black fixtures and a walk-in shower.
For bathroom costs, walk-in showers and tub-to-shower conversions, see bathroom remodeling.

The median year built for occupied homes in San Marcos was 1995, according to the U.S. Census Bureau's 2020–2024 American Community Survey, as compiled by Neilsberg Research. That means the midpoint of the city's occupied housing stock dates to 1995—not that every home is the same age. The figure covers housing units, not just detached houses. Older kitchens may have layouts or services worth updating, while newer homes can still need better storage or more functional space.
Before shopping for cabinet doors or countertop colors, decide what will stay in place. Keeping the sink, range, and walls where they are is a different project from opening a wall or relocating plumbing. The layout helps determine which trades, approvals, and cabinet options may be needed.
For a cabinet update, note the appliance sizes, ceiling height, existing cabinet dimensions, and any awkward corners. Photograph the sink wall, range wall, and room from each doorway. For a larger remodel, explain what does not work now: too little prep space, poor circulation, hard-to-reach storage, or an island that crowds the room.
Homes in San Marcos vary considerably, from established neighborhoods to newer communities such as San Elijo Hills. A ZIP code cannot tell us how a particular kitchen was built or what needs to change. Our Lake San Marcos before-and-after project shows a kitchen renovated as part of a full-home remodel.
If the kitchen layout works, new cabinets, hardware, countertops, and finishes may be enough. If an island blocks circulation, the sink is in the wrong place, or a wall needs to change, the project may involve additional trades and permits. Neither option is automatically better. Start with the problems you want to solve.
For a smaller cabinetry project, see the Grand Avenue cabinet refresh in Carlsbad, where new cabinetry replaced two wine refrigerators and the existing cabinets were painted. For a larger example, the Lake San Marcos remodel includes a completely redone kitchen. Compare custom cabinets, semi-custom cabinets, and ready-to-assemble cabinets, or discuss a complete kitchen remodel with us.
To get started, send your address or neighborhood, a few photos of the room, approximate measurements, and what you hope to keep or change. We can then discuss materials, installation, and next steps without guessing at a price based on a citywide average. Estimates are free.

Lake San Marcos is an unincorporated community. For properties there, building permits are generally handled by the County of San Diego Building Division, rather than the City of San Marcos. Confirm the jurisdiction for your specific parcel before submitting plans; a San Marcos mailing address by itself is not enough to establish who issues the permit.

Permits
For a property within City of San Marcos jurisdiction, start with the city's Building & Remodeling guide. For unincorporated Lake San Marcos, start with the county Building Division. Check your parcel rather than relying on the postal city.
Replacing finishes is different from changing a wall, moving a sink or altering electrical wiring. The city says changes involving structure, plumbing, electrical or mechanical systems likely need a permit. Ask the relevant agency about your exact scope before work begins.
The City of San Marcos manages applications online. Depending on the job, it may ask for site plans, construction drawings and engineering. The city's published guidance says plan review typically takes about 15 business days when required; that is not a guaranteed project timeline.
Permitted work may need inspections for framing, electrical and plumbing before final approval. Model Home can discuss the permit and inspection responsibilities for a proposed project during scoping; confirm the responsibilities in the written agreement.
It depends on the work. The city says changes affecting structure, plumbing, electrical or mechanical systems likely need a permit. Ask the City of San Marcos Building Division about your exact project, or the county if the property is in unincorporated Lake San Marcos.
Lake San Marcos is unincorporated, so county building rules generally apply. Confirm the permitting authority for your parcel before making plans.

An updated kitchen can make a home more appealing to future buyers, but the amount a homeowner spends on renovations is not necessarily the amount the property gains in resale value. The National Association of REALTORS® and NARI 2025 Remodeling Impact Report estimated that both a minor kitchen upgrade and a complete kitchen renovation recovered about 60% of their costs at resale nationally. Those are survey-based estimates, not San Marcos appraisals or promises of a return.
If you're planning to sell soon, consider whether a focused cabinet, countertop, or finish update would address what buyers are likely to notice without paying for an unnecessary layout change. If you're staying for years, storage, usable counter space, easier movement through the room, and durable materials may matter more to you than a resale percentage.
The right scope depends on the condition of the home, the neighborhood, your budget, and how long you intend to live there. Our Grand Avenue cabinet refresh and Lake San Marcos whole-home renovation show two very different approaches. A local real estate professional or appraiser can help estimate potential resale value for your specific property.
